The renovation opportunities need to have upside potential and that trade at significant discounts to values of a few years ago. Many of these properties are distressed by neglect, over leverage, and/or mismanagement. The properties must have viable market locations and have the ability to improve marketability with capital expenditures. Our unique relationships with lenders, special servicers and the brokerage community, can give Ascension a preferential look at distressed investment opportunities. Our investment partners can expect a turnaround physically and economically within one to two years, while the hold period could be three to five years. Our current geographic focus is properties in major Texas cities.
